1.Location, Location, Lifestyle
Do you want to be near the beach? Tucked away in a quiet gated community? Close to great schools and daily conveniences?
Start by thinking about how you live your life—and how you want to live it. On Florida’s Space Coast and Treasure Coast, we have a wide range of options from coastal parcels in places like Melbourne Beach, to golf-course lots in Vero Beach, or more rural, spacious areas around Palm Bay.
Pro Tip: Before your invest in a piece of land, visit it at different times of day. Traffic patterns and noise levels can change dramatically.
2.Soil and Drainage Conditions
Florida’s sandy soil and high water table mean not all lots are created equal when it comes to building readiness. Some sites may need additional preparation, like fill dirt, grading, or drainage work before construction can begin.

3.Flood Zones and Elevation
Along the East Coast, flood risk is a real consideration. FEMA flood maps will tell you if a lot sits in a floodplain, which can affect both the design of your home and your insurance premiums.

4.Protected Species
Before you purchase a lot, it’s wise to conduct an environmental assessment. Some lots, especially in undeveloped or wooded areas, may be habitat for:
Gopher tortoises: Protected under Florida law. You cannot disturb them or their burrows without a permit from FWC (Florida Fish and Wildlife Conservation Commission).
Florida scrub-jays: Federally threatened species with protected habitat. Clearing or building in scrub-jay territory may require U.S. Fish & Wildlife coordination.
If you find gopher tortoises or other protected species on your lot, you won’t necessarily be prevented from building—but you will have to follow procedures. For gopher tortoises in particular, you’ll need to apply for a relocation permit, which includes paying to move them to a certified recipient site. Expect relocation fees, survey costs, and potential construction delays.
5.HOA and Architectural Guidelines
Planning to build in a community with an HOA? Be sure to review their architectural guidelines before buying the lot.

6.Utilities and Infrastructure
Is the lot already connected to water, sewer, and electricity? Or will it need a well and septic system?
